Which Area in Atlanta is Selling the Best? | Real Estate
Is there a difference between East Cobb and Sandy Springs? Sandy Springs and Vinings? Vinings and Smyrna?
Which is why it’s absolutely impossible to rely on National data to understand what is happening in your local market. Even within certain local markets there are submarkets. The Castles By Chrissy team is pleased to announce that we have this data for you. Every listing appointment we go in is presented with data specific to their zip code, school district, even right down to their neighborhood. Every quarter Castles By Chrissy delves deep into the fmls data to figure out how fast homes are selling, what price range is moving the fastest, and what the average sales price is.
To understand just how much this data can vary from 1 mile to the next we have compiled a quick area comparison chart for you between Metro Atlanta data, Sandy Springs and East Cobb from January to March of 2014:
Number Homes Sold
% that are foreclosures
Median Sales Price
Median Days on Market
Median Sale price/List Price ration
% of homes that reduce their price
% of homes that were previously listed
Months of Supply
% of homes that never sold
As you can see the amount of actual homes sold in each area can drastically change the data for days on market and months of supply. Sandy Springs has longer days on market but they also sold fewer homes.
